Is buying in Türkiye worth considering now?

Türkiye deserves a place on the shortlist when you want a home you can use, rental income or a property purchase linked to citizenship. The strongest starting point is an apartment whose location, running costs and payment schedule fit your purpose. In Istanbul, that means comparing a specific neighbourhood and building before deciding how much to invest.

What do 2026 property prices tell a buyer?

In July 2026, Türkiye’s residential price index rose 25.0% year on year in nominal lira terms; Istanbul rose 27.7%. After inflation, the national index was down 5.1%. These official figures describe two different things: sellers’ prices in lira and their purchasing power. [1]

For a buyer, the useful question is how the asking price compares with similar completed homes today. Request comparable size, age, floor, view and title status, then compare cash and instalment prices on the same basis. Track your full budget in the currency you fund the purchase with: exchange-rate changes can alter the result when converting lira proceeds.

How to choose a location in Istanbul

Start from the future occupant’s daily journey. For personal use, map work, schools and essential services; for a rental, identify the likely tenant and the transport or employment links they need. Compare the door-to-door journey from the building, rather than relying on a district name.

Next compare usable area, layout, monthly building charges, maintenance and nearby completed alternatives. Request dated rental evidence and clarify whether figures describe an occupied lease or a new letting. Have title, building documents and structural condition reviewed by the relevant specialists. This creates a shortlist you can explain and inspect.

Ready property or off-plan: which fits your plan?

Compare the full payment calendar alongside the handover date. A smaller first payment may help preserve cash; a ready unit may let you use or rent the home sooner. Include furnishing, move-in costs and the period before rent starts in both options.

One higher-priced home or two mid-priced apartments?

Compare the same total capital: one home priced at TRY 9.2 million versus two at TRY 4.6 million each. Both cases use TRY 10 million including acquisition and initial fit-out. The figures are illustrative; rent and owner costs for the two-unit case are combined totals.

One home produces TRY 450,000 annual net operating income, versus TRY 496,000 from two homes: 4.5% versus approximately 5.0% on the same capital. Two homes can preserve part of the rent if only one is vacant, but require two tenancies and maintenance schedules. One home is simpler to manage but concentrates vacancy and resale in a single asset. Compare rental evidence and the resale audience, rather than assuming that either higher or lower unit prices are always better.

Build a five-year ownership plan

Divide the plan into purchase, use and exit. At purchase, agree the price, title position and payment schedule. During ownership, budget for running costs and periodically review rents and maintenance. Before resale, compare local competing supply, selling costs and the currency in which you want the proceeds.

Ask three practical questions: does the property still suit you if its resale value stays flat, can you fund a longer vacancy, and who is the likely next buyer? Positive local demand or completed improvements can strengthen the case. A plan supported by both useful ownership and rental economics gives you more flexibility over when to sell.

Questions about buying property in Türkiye

How much should I budget to buy an apartment in Türkiye?

For a property-based residence permit, the official checklist requires a qualifying home worth at least USD 200,000 in lira equivalent at acquisition, used by the applicant for residence—not rented for income. Citizenship requires qualifying property of at least USD 400,000 with a three-year resale restriction and the other programme conditions. Investment-only purchases do not have these programme thresholds; ownership eligibility still applies. Add transaction costs, furnishing and reserves to your budget. Location, size, building quality and services determine what that budget buys. [2] [3]

Can foreigners buy property in Türkiye?

Eligible foreign nationals can buy property subject to nationality and location restrictions. Check eligibility using the passport you will purchase with before selecting a unit. Ownership transfers through registration at the land registry; a reservation or preliminary contract is a step toward that transfer. [2]

Can I get Turkish citizenship by buying a property?

The official property route requires qualifying real estate worth at least USD 400,000 and a three-year restriction on resale. Can I buy an apartment in instalments?

Some developers offer instalment plans. Compare the total instalment price with the cash price, currency, deposit, payment dates and handover terms. Ask Baytii to compare available plans against the amount you can pay now and the payments you can sustain later.

What rental return should I expect?

Global Property Guide reports a 7.86% average gross rental yield in Q3 2026 from asking-price and rent research. Gross yield is before expenses. For initial planning, test net operating yields of 3–5% against actual rent, vacancy and owner costs; this is a planning range, not a verified national net average. A claimed 7% net needs property-specific evidence. Our example yields 4.5% and about 5.0% on total acquisition cost, before personal tax and finance. Capital appreciation is a separate return. [4]

Is a ready apartment better than off-plan?

A ready apartment is a useful starting point for early occupancy or rent and direct inspection. Off-plan suits buyers who can wait and value staged payments. Compare both at total cost, including the period without rent, to choose for your own objective.
